Then it's listed on the open market through a trusted local broker, priced for what it's actually worth once it's presentable. You see the prep costs before any work starts, and they come out of the sale rather than your pocket.

Sometimes the property doesn't need fixing up, it needs to be gone. We purchase directly, as-is, with a closing date you choose, no financing contingency, and no repairs asked of you.

Said plainly: this path trades top dollar for certainty. You will almost always net more on the open market if you have the time, the access, and the appetite for the work. Seller financing, subject-to, or an installment sale can each solve a version of that. These structures are more involved than a straight sale, so we walk through the mechanics and the risks with you, and we'd expect you to run the terms past your own attorney or accountant before agreeing to anything.
